A Note on Swedish Relaxation

Swedes are generally very relaxed people, and you might notice that holiday homes here reflect that easy-going attitude. Things may not always be perfectly straight or spotless - and that’s part of the charm. For example, the table might wobble a little, there could be a dead fly on the windowsill, the exterior of the house may not be perfectly clean, a screw in a fitting might be slightly loose, or a tap could drip. In Sweden, there is a saying, “det ordnar sig”, which roughly means “it will work out” - a reminder not to worry about minor imperfections.
Try to embrace this relaxed approach, enjoy your holiday, and don’t stress about small details. Accepting a more laid-back pace is part of the Swedish experience, and it makes your stay more enjoyable.

Question 2

Barbecue

Accepted Answer

Your rental agreement states the earliest time the accommodation will be available to you on the day of arrival, as well as the latest time by which it must be vacated on the day of departure.

The key to the holiday home will be available on the property. It may, for example, be kept in a key safe, handed over by the owner, or placed in a discreet location such as under a doormat or a flowerpot. Further details can be found in your travel documents from Feriepartner.

The holiday home must be left locked. The house key must be returned to the place where you collected it. If keys are lost during your stay or taken home by mistake, this may result in significant costs for you as the renter. As the renter, you are responsible for the cost of replacing lost keys or for changing the lock if necessary.

Most holiday homes have a barbecue included in their inventory. Feriepartner assume no responsibility for the quality or condition of this barbecue.

Question 3

Beds/sleeping areas/cupboard space

Bed sizes vary greatly. The width of a double bed varies from approx. 120-180 cm. The length varies from 175-200 cm. The width of single beds varies from 60-90 cm and the length from 175-200 cm. Double beds often consist of one large mattress, but sometimes of two single mattresses. Often there is a protective mattress on top on the grounds of hygiene and appearance. Please lay your own sheet on top of the protective mattress.
Holiday homes generally have quite limited cupboard space. Therefore, you cannot expect to lay/hang all the clothes you have brought in cupboards. Some cupboards are open or with a curtain.

Bicycles

At some holiday homes, bicycles are available for renters to use freely. However, Feriepartner does not assume any responsibility for their quality, condition, or possible defects.

Question 5

Complaints

Accepted Answer

Damages and complaints must be immediately reported to Feriepartner at the start of the rental period. If this is not possible upon arrival, you must get in touch no later than 48 hours later. Damages/defects/complaints do not necessarily lead to discount or compensation (p. §6 General Terms and Conditions).

Question 6

Décor / Equipment

Accepted Answer

During your holiday, there may be construction noise in the immediate surroundings. Feriepartner have no way of knowing when and where building or renovation is taking place, and therefore cannot be held responsible.

All holiday homes are privately owned and decorated in accordance with the owner's taste and requirements. Therefore, Feriepartner bear no responsibility for the renter's individual expectations. Unless otherwise specified, all holiday homes are equipped with toilet, hot and cold water, hand shower/shower cabin, stove, coffee maker, vacuum cleaner, and radiators. The beds have duvets (in some cases feather duvets), pillows and possibly a mattress topper. There are cutlery and kitchen utensils for the number of persons allowed in the house. Please contact Feriepartner if you have any questions about décor etc. For your holiday, you must bring the following yourself: bedding, towels, tea towels, dishcloths, tablecloth, and toiletries.
The holiday home is not always equipped with cleaning agents. The renter is thus requested to bring cleaning agents.

Question 7

Deposit / consumption

Accepted Answer

A security deposit is required for almost all rentals and is paid with the second installment. After departure, the holiday home will be inspected. Any utility or usage costs will be deducted from the deposit, and the remaining balance will be refunded to the account you provided within 14 days after departure.

Question 8

Distances

Accepted Answer

All distances have been measured online using Google Earth and are given as straight-line distances. The distances have been prepared to the best of our ability.

Question 9

Electric car charging

Accepted Answer

In addition to the fact that, at most of our holiday homes, you can generate your own driving directions using, for example, Google Maps, you will, after full payment of the rental, receive a more detailed description by email on how to find the holiday home, as well as helpful tips for traveling in Sweden.

In the house description on our website under “Rules”, it will appear whether charging an electric car (also applies to hybrids) at the rented holiday home is allowed or not. If charging of an electric car is permitted, it is stated under “Rules” which type of charge is made available and thus permitted.
If the renter acts in breach of the house description by charging his electric car where it is not permitted, the renter is directly liable to Feriepartner and the owner of the holiday home, for the damage and loss that the improper charging may cause.

Electricity

c) Final cleaning carried out by the tenant

Accepted Answer

Feriepartner recommend that you keep an eye on your energy consumption during your stay.

If final cleaning is included, it means you do not have to spend the last hours of your holiday cleaning. However, the holiday home must still be left tidy upon departure, and the dishwasher, refrigerator, and trash must be emptied.

Here, you can choose to clean the property yourself or leave it to Feriepartner. If you wish to order cleaning, we recommend doing so at the same time you book the holiday home, as this gives the best chance of the service being available and carried out. If you order cleaning shortly before departure, we will of course try to accommodate your request, but we cannot guarantee it, as availability in Sweden for last-minute bookings may be limited.

The holiday home must be left clean and tidy upon departure. Cleaning includes vacuuming, and dusting. Tile, linoleum, or wooden floors must be both vacuumed and mopped. The kitchen (stove, cabinets, utensils, etc.) and refrigerator must be clean and dry. No food should be left in the holiday home. If windows or window frames become dirty inside or outside during the rental period, for any reason, they must also be cleaned.

Question 12

Firewood

Accepted Answer

Firewood is not included in the rental price unless specifically stated, but you can purchase firewood at, for example, supermarkets, hardware stores, or petrol stations.

Question 13

Fishing licence

Accepted Answer

If firewood is present at the holiday home, it is the owner’s personal property and may only be used or purchased with permission. Collecting firewood in the forest or on the beach is not allowed, as it may contain salt, which can damage the stove. In strong winds or storms, it may happen that the stove or fireplace cannot be used, as the wind can push smoke back into the chimney.

You can easily purchase a fishing license (“fiskekort”) online at ifiske.se or locally, where it is advertised – for example, in the local shop, at petrol stations, and sometimes also at tourist information offices.

Question 14

Garbage

Accepted Answer

At the holiday home, there will either be a waste container or a garbage bag. The emptying schedule may vary from area to area, so you cannot expect an empty container or bag upon arrival. All waste must be sorted and disposed of according to the specified regulations. If the holiday home is left with an overflowing waste container or unsorted waste, Feriepartner reserves the right to charge a fee for waste disposal.

Question 15

Hot tub

Accepted Answer

Under no circumstances should wet wipes, disposable cloths, cleaning cloths, diapers, sanitary pads, panty liners, cotton pads, food waste, or similar items be flushed down the toilet.

In almost all holiday homes “garden furniture” is provided, i.e., tables and chairs. Parasols, sun loungers, and cushions are not included in this category and should therefore not be expected to be available at the holiday home.

Since the garden furniture is kept outdoors, it cannot be expected to always be clean. A simple wipe with a damp cloth can often work wonders. Feriepartner cannot be held responsible for the condition of the garden furniture, but we do encourage you to inform us if the furniture is damaged upon arrival.

It is important to point out that you must never accommodate more people in the holiday home than the number specified in the house's description. Nor is it allowed to pitch tents, or park caravans or camping vans on the holiday home's plot.

You are recommended to bring your health insurance details when you go on holiday. Alternatively, you may consider having additional private travel insurance to cover expenses that are not covered or reimbursed by public health insurance.

Whether a cot, high chair, or similar items are available at the holiday home is stated in the individual property description. For organizational reasons, we are unfortunately unable to accommodate additional requests for these items. For further information, you can contact Feriepartner.

Hygiene in the hot tub is very important. For this reason, all hot tubs are thoroughly cleaned after each guest to prevent bacteria. Please follow the information provided in the house by the property owner.

Question 16

Lost property

Accepted Answer

If you have questions about the holiday home, you can find helpful information in the property's digital info folder via Mit Feriepartner (My Feriepartner) or your booking login.

Even if the holiday home includes a rowboat and/or canoe, Feriepartner Sweden cannot guarantee that life jackets are available at the property. It is recommended to wear a life jacket whenever on the water. Feriepartner Sweden cannot be held responsible for any accidents that occur while using a boat or canoe. You can ask the local tourist office about life jacket rentals or purchase an inexpensive model at a larger supermarket.

Ordering bed linen is not possible in all of our holiday homes, and the contents and price may vary. Therefore, always read the property description carefully before booking.

If you have left personal belongings in the holiday home, Feriepartner will make every effort to return them to you. Items will be sent at the renter’s own expense.

The first instalment is a prepayment of 25% of the total rental amount. The remaining balance and deposit must be paid no later than 70 days before the start of the rental period.

For bookings made less than 70 days before the rental period begins, the full amount is due immediately.
Along with the rental certificate, all guests receive bank details including IBAN and SWIFT codes for payment.

All guests can also pay by credit card via the Feriepartner website.

Question 17

Pets

Accepted Answer

Pets are welcome in many Feriepartner holiday homes, but make sure you first read the description of the house before you book your stay. In holiday homes where pets are allowed, the pet may only move around on the grounds of the holiday home. The pet does not need to be on a leash while on the property, but must be supervised and able to be recalled. In all other places, including on public roads and forests, the pet is required to be on a leash unless otherwise is provided by public regulations.

If you bring pets, it is not allowed under any circumstances to leave the pet alone in the holiday home, just as pets may never stay in the house's furniture, beds, etc. In addition, we ask you to make sure to clean up after your pet in and around the holiday home, including removing animal hair inside and faeces outside so that there are no unpleasant surprises for the next guests arriving to the holiday home.

If it can be established that in violation of a particular holiday home description that pets have been brought to the holiday home, or if it can be established that more than the permitted number of pets have been brought, the renter is obliged to pay EUR 700 to Feriepartner for non-compliance with the house description, as well as the general rental conditions. The renter is also obliged to pay the amount if it can be ascertained that pets have stayed in furniture, poolrooms, etc.

Question 18

Property / Plot

Accepted Answer

In Feriepartner's property descriptions, you may often see the term “natural plot.”

This refers to areas with heathland, tall grass, uneven terrain, or wild-growing nature. These natural plots are left in their natural state, meaning you cannot expect the entire area to be usable or maintained. For example, grass may not be mowed for playing ball games.

It is not permitted to place a caravan or pitch a tent on the property. Please also read the section titled “Guests.”

Question 19

Renting a holiday home in the winter months

In the period from 1 October to 31 March, the holiday home is heated to a temperature of approx. 15 °C for your arrival. In the pool house, the pool will be between 24 and 28 °C.

Question 20

Rowboat / Canoe

Accepted Answer

Many of Feriepartner Sweden’s holiday homes include a rowboat and/or canoe in the rental price. Use of these vessels is at your own risk. Feriepartner Sweden cannot be held responsible for the condition, safety, or any defects of the vessels.

Question 21

Swedish Summer Holiday (“Industriferie”)

Accepted Answer

If there is an option to rent a motor for the boat, we recommend that it is only used by persons familiar with boat engines, as its use is also at the renter’s own risk. The renter is financially responsible for any damage to the motor or the vessel.

If it is found that there is smoking inside a non-smoking holiday home, the renter is obliged to pay EUR 700 to Feriepartner, for non-compliance with the holiday home description. Whether smoking is allowed inside a holiday home, it will state in the description for the individual holiday home.

Sweden still observes a nationwide summer holiday, called “industriferie”, from roughly mid-June to mid-August - two whole months. During this time, some hospitals and police stations may close, and shops are often staffed by students working summer jobs, allowing the older generation to retreat to their summer homes.

It can therefore be quite difficult, and sometimes impossible, to reach a tradesperson during industriferie. When the homeowner says, “the repairman is booked,” it means the repairman is booked and will come once the summer holiday is over.

Question 22

Swimming guidelines

Stay calm, enjoy your holiday, and embrace the relaxed pace rather than getting frustrated over any delayed repairs.

In some areas along the Swedish coasts, swimming can be dangerous. Therefore, follow these swimming guidelines:

Question 23

TV, Satellite TV

Accepted Answer

Many holiday homes have a TV and satellite connection. The satellite box is set up according to the individual owner’s preferences, and it cannot be expected that channels other than Swedish ones will be available. Poor signal or complete loss of reception may occur (due to weather conditions). Should problems arise with the TV/satellite reception or similar, it cannot be guaranteed that these can be repaired during the rental period, as this depends on the availability of service in the area. In the event of misuse or changes to the settings by the renter, Feriepartner reserves the right to charge the renter for repair or reconfiguration. Please always read the instructions or contact Feriepartner if you are unsure about how to operate the equipment.

The holiday home may only be used for recreational purposes, and thus not for parties and gatherings without the landlord's prior consent. Feriepartner is obliged and entitled to contact the renter if there is a reasonable suspicion of a non-recreational purpose for the rental.

Question 24

Utilities expenses

Accepted Answer

Electricity and, if applicable, oil heating meters are read upon arrival and departure, and the readings are entered in “Mit Feriepartner” (My Feriepartner). A link will be sent prior to the start of the rental period. In some regions, a fee is charged for water consumption, while in other regions it is included in the rental price. This is shown in your consumption record. If meter readings are not recorded, Feriepartner will estimate the consumption.

Question 25

Washing machines, tumble dryers, dishwashers

Accepted Answer

Feriepartner would like to emphasize that the Swedish holiday homes are located in natural areas. Naturally, ants, flies, and spiders may occur in these areas. This is unavoidable. If there is an extreme insect infestation in the holiday home, please contact Feriepartner. We will do our best to assist you.

Many holiday homes have a washing machine, tumble dryer, and/or dishwasher. Should a malfunction occur, it cannot be guaranteed that repairs can be carried out during the rental period, as this depends on the availability of service in the area. In the event of misuse by the renter, Feriepartner reserves the right to charge the renter for any necessary repairs. Please always read the instructions or contact Feriepartner if you are unsure how to operate the equipment.

Question 26

Weather conditions

Accepted Answer

Feriepartner cannot be held responsible if your arrival at or departure from the holiday home/key collection point is made impossible due to snowfall, ice, or other weather conditions. This also applies to any damages, including personal injuries, that may result from such conditions.

Question 27

Young people in groups of 3 or more

Accepted Answer

As Feriepartner has unfortunately often experienced problems when renting to young people (e.g., damage to the property or failure to complete the final cleaning), it has been necessary to set a minimum age of 25 for groups of more than 2 people. This rule does not apply to young people who are on holiday with their parents, or to two young people renting a holiday home together. Inspection visits may occur!
