The modern architect-designed 565 m2 pool house is situated on the south side of Røsnæs with views across Kalundborg Fjord to Asnæs, across the Great Belt to Funen and, to the west, towards Samsø.
The plot gives direct access to the fascinating incline to the water at Røsnæs.

Kitchen on the first floor next to the dining room: Well-appointed with tableware and high-quality kitchen appliances to cater for at least 20. 2 refrigerators. Oven. Microwave. Stove with four flexible hobs. Dishwasher with quick programme. Dining area with balcony access; sunny aspect (morning sun).
Kitchenette off passageway to rooms. Coffee maker, electric kettle and tableware.
Wellness zone comprising: Pool, 40 m3, depth approximately 70 cm at one end and 3.5 m at the other end. Toys and exercise equipment. 5 foot massage baths. Sauna with capacity for 12. Shower, etc.
There are TVs in the lounge and kitchen.

6. The China Room: 1 double bed. Desk/chair.
7. The Greenland Room: Two single beds. Table with four chairs. (Suitable for use as a conference table.)
8. The Urban hip Room. Two single beds.
9. The Vietnam Room. Two single beds.
10. Great-grandma’s Room: Two single beds. Table with chair and sofa. (Suitable for use as a conference table.)
Bathrooms:
2 bathrooms with shower and WC.
1 bathroom with shower and jacuzzi.
1 bathroom with shower in the wellness zone.
2 WCs with wash-basins (no shower)
Balconies:
Two large south-facing covered balconies, approximately 70 m2. Barbecuing facilities.
1 non-covered balcony, accessed from the pool. Approximately 50 m2.
Small semi-covered breakfasting balcony beside kitchen.
Gardens and woodland:
12,000 m2 plot by the water’s edge, laid to lawn, with woodland. There is the opportunity for lovely walks, and various games. From the plot, there is a door out to the incline/water, with zig-zag access to the water. There is a pebble beach just outside the house. There is a sandy beach a couple of kilometres away.
The house is particularly suitable for:

Weddings. The woods or the water make a superb backdrop for a wedding ceremony. Dining capacity for up to 36 guests. Sleeping accommodation for 20. Details are available on request.
Activity/event. The following activities can be organised in the house: wine tasting, mushrooms/fungi course with preparation of edible fungi and/or spiced snaps course. Details are available on request.
About the area:
The Røsnæs peninsula has fascinating scenery with inclines, hills, clear light, many hours of sunshine and very little rain.
The generous amount of sunshine makes wine production possible, and the largest vineyard in the Nordic region is found here.
There is an old lighthouse at the far tip, fitted out as a “museum”, with access to climb up and enjoy sweeping views. There is a little café and, further inland from the tip, an excellent restaurant, “Edderfuglen”. The fishing here is very good.
By the harbour, you might be lucky enough to meet fishermen returning with fresh fish, which you can buy inexpensively.
There are marked ramblers’ trails with various landmarks.
The nearby town of Kalundborg has an unusual five-spired church in a well-preserved medieval area. Directly opposite, you will find the Kalundborg museum, restaurants and the “Bispegården” gallery. Kalundborg offers excellent shopping and a number of restaurants.
